A waterfront neighbourhood on the north side of Hudayriyat Island, with four- and five-bedroom villas and one- to four-bedroom apartments, townhomes and penthouses. One-bedroom apartments start from AED 2.5 million. Villas are scheduled for handover in Q1 2030 and apartments in Q2 2030. 50/50 payment plan. Freehold. Modon announced sell-outs of Bashayer releases in December 2025 and of the final phase on 17 July 2026; the official project page still lists current factsheet information.
